If you're considering a new-build home in Ontario, it's important to look closely at how HST is handled in the advertised price. Some builders now list prices exclusive of HST, which means the tax gets added on top—and only then is any buyer relief applied. This can make a significant difference in your final closing costs. For example, enhanced relief can cover the full HST on eligible homes up to $1M, stays capped at $130,000 for homes priced up to $1.5M, and then tapers off by $1.85M. So, a home listed at $1.5M exclusive of HST isn’t really a $1.5M purchase; after relief, the closing cost comes in around $1.565M. In another scenario, a $1.475M listing exclusive of HST, with relief, reached about $1.537M—but if you add a $75K lot premium, your total jumps to roughly $1.637M. Before you compare new builds to resale homes, always confirm whether prices include HST, how upgrades and premiums impact your final numbers, and what relief you’ll actually qualify for. Having spent decades helping buyers and sellers navigate the real numbers behind their home purchases in the Quinte region, I know how quickly these details can shift your bottom line.
