If you’re eyeing a condo in Canada, it’s not just about snagging a deal on the unit itself—it’s about making sure the building stands up to scrutiny. The current softer condo market means buyers have more options, more time, and more negotiating room. That’s why I always remind clients: building-level due diligence is as critical as price. In Ontario, I insist on keeping every offer conditional on reviewing the Status Certificate. This document holds the story on reserve funds, ongoing litigation, condo fees, and the rules that can influence your investment for years to come. Having managed properties for other investors and taught real estate investing across Canada, I’ve learned that comparing reserve fund balances to the reserve fund study and watching out for repeated fee hikes (especially anything over 5%) can reveal how well a building is managed. Too many investor-owned units? It could affect your financing. And don’t forget to factor in transit access, walkability, retail options, and comparable sales within the building—they all help paint a picture of the condo’s long-term fit for you. With prices down and choices up, the real risk isn’t paying too much for a solid building—it’s paying too little for one with hidden problems. My years in real estate have shown me: thorough due diligence pays off every time.
